ICC Surroundings Feasibility Study

Basic evaluation and alternative development studies for Messedamm 9 and Messedamm 11, the plots adjacent to the International Congress Center Berlin

An investor is to be found for the future use of the listed monument via competition. This investor is also to be granted the leasehold for the properties in the immediate vicinity at Messedamm 9 and 11. This includes the part of the property that is built on with the ICC parking garage, as well as the parking lot opposite the main entrance to the ICC to the north.

The feasibility study should determine the technical, static, traffic, water management and monument-related aspects to be taken into account in a possible development of M9 and M11. The possible extent of a future development should be examined by means of volumetric studies. Two upcoming major projects in the immediate vicinity had to be considered: the new development of a "West City Entrance" and the restructuring of the Funkturm motorway triangle. The ICC itself was not the subject of the feasibility study.

The planning law and the boundary conditions that significantly influence the buildability of the respective properties were the starting point. Urban development variants for the two properties were then derived from the intersection of these parameters and checked for their performance for various usage scenarios including floor plan sketches.
